The Process of Home Selling: A Guide for Homeowners

“We have to do the best we can. This is our sacred human responsibility.”

-Albert Einstein

Selling a home takes way more than the average person considers. Sure, you could throw a FSBO sign in the front yard and roll with it, but that would be insane. So, I’m here to let you in on a few real estate tips to give you some guidelines for selling your home.

1. Preparation Stage:

Before you start packing and arranging for the movers, it’s essential to ensure your home is ready to charm potential buyers. This means decluttering, cleaning thoroughly, completing any necessary repairs, refreshing the paint where needed, and providing an inviting ambiance that prompts buyers to easily envision themselves living there. 2. Setting the Right Price:

Ah, pricing – the art of balancing profit and buyer appeal. Think market conditions, location, and your home’s condition.

If you hire a Realtor, they will prepare a comparative market analysis (CMA), so you’ll find the price that is fair without leaving money on the table. For more details about finding home values, check out my blog [Understanding CMAs].

3. Listing the Property:

Time to present your home to the world of eager buyers! We’re talking bright professional photos, effective descriptions, listing documents, signage in the yard, etc.

If you hire a Realtor, your home will get an exclusive dance in the spotlight on the MLS (Multiple Listing Service). And of course your Realtor would take care of all the other things and more!

4. Marketing Strategies:

This is where the real magic happens: digital and physical advertising, neighborhood awareness, ads, open houses, and social media listings are great ways to allow maximum exposure to bring top buyers.

If you hire a Realtor, they will do all of this and more to make sure your property gets the attention it deserves. To see more about how [Realtors are Worth Their Weight in Gold When it Comes to Marketing], check out this blog.

5. Showings and Negotiations:

Show time! Potential buyers are eager to schedule showings and step into your home. You might receive more than one offer, but remember – time is of the essence and you don’t want to miss out. Be sure you understand the contracts before you sign them!

If you hire a Realtor, they will help you manage showings, communications, and will discuss the ins and outs of the negotiations to you.

6. Getting to the Closing Table:

After you settle on an offer, the real work begins: home inspections, appraisals, paperwork for title, paperwork for lending and did I mention paperwork?

But no biggie, if you hire a Realtor, they will manage and coach you through these final challenges, making sure you get to the closing table with grace. Personally, I hire a transaction coordinator (who happens to be my Mama), at no extra cost to my client, to ensure that nothing ever gets missed.

Selling a home can be a whirlwind of excitement and emotions, but you don’t have to do it alone. By working with a savvy Realtor -> like me <- you’re ensuring a smooth and successful experience from start to finish… and you’ll probably have a laugh while we are at it.
